古建新生New Life of Ancient Buildings

无锡,江南文明发源地之一。南拥太湖,北揽长江,东接苏州,西临常州,境内名山、名泉无数。流淌千年的京杭大运河,从老城区穿城而过,贯穿整个南长街。古村落依河成宅,喜茶门店便坐落其中。临河老屋,上下三层,带着清末民初的风霜印迹。在对空间进行还原、修复与改造之前,设计团队推演过整栋建筑全生命周期,慎之又慎。

Wuxi is one of the birthplaces of Jiangnan civilization. It is bordered by Taihu Lake in the south, Yangtze River in the north. Suzhou is in its east and Changzhou is in its west. There are numerous famous mountains and springs within the territory. The Beijing-Hangzhou Grand Canal, which has a history of thousands of years, passes through the old city and runs through Nanchang Street. In ancient villages, villagers’ houses are built along the river, and HEYTEA stores are also located in there. This old house built near the river has three floors, with the historical imprint of the late Qing Dynasty and the early Republic of China. Before restoring, repairing and transforming the space, the design team tried to deduce the whole life cycle of the whole building, and was very cautious about this.

设计师认为,旧改项目的关键,在度的把握。在新与旧之间,在文化与商业之间,在功能与美学之间,在历史与自我表达之间,如何取舍或平衡。基于此思考,定下喜茶无锡南长街店的设计准则:

Designers believe that the key to the old renovation project lies in grasping the degree of renovation. That is, how to choose or balance between the new and the old, between culture and commerce, between function and aesthetics, between history and self-expression. Based on this thinking, the designers set the design criteria for HEYTEA Wuxi Nanchang Street Store:

真·尽可能保留整栋建筑的原真性。

善·对空间进行适应性改造,给游客与顾客同等的善意。

美·连接过去与现在,以有意味的形式满足年轻群体的猎奇心理。

The true·Try best to keep the authenticity of the whole building.

The good·Conduct adaptive transformation on the space, so as to offer the same kindness to tourists and customers.

The beautiful·Connecting the past with the present, satisfying the curiosity of young people in a meaningful way.

留·结构之美Reservation · Beauty of Structure

历史建筑的可贵在于“时间的凝固”,不同时期的建筑表现出来不同的年代特色,以一个承载真实生活场景的角色,记录着历史文脉和民俗风情。江南地区的建筑,大多因水成街、因水成市,有自己的体系。古代匠师的创作方法和设计手法,大多凝聚在建筑之中。非必要,动不得。一动,就没有了。

The historical buildings are so precious due to their “the solidification of time”. Buildings in different periods show the characteristics of different ages, and they record the historical context and folk customs with a role of bearing real life scenes. Most of the buildings in the region of the south of the yangtze river are built into streets and cities along the water system and have their own systems. Ancient craftsmen condensed their creative methods and design techniques into architecture. If it is not necessary, these buildings cannot be changed. Once changed, these features cease to exist.

因此,设计团队保留了建筑古淡天然的外观与大体结构,内在处理延用传统民居质朴淡雅的格调,并邀请当地经验丰富的老师傅与手艺人,加固、修缮建筑结构和木质构件。以建筑原有的修缮方式对雕花木窗和木门、木结构梁柱等进行修补、打磨和抛光,最大限度保留木材的本色美和岁月留下的痕迹。

Consequently, the design team retained the ancient and natural appearance and general structure of the building. Whiling treating the interior decoration of these buildings, the simple and elegant style of traditional dwellings is extended, and local experienced masters and craftsmen are invited to reinforce and repair the building structure and wooden components. The design team followed the original repair method of the building, repairing, polishing and polishing carved wooden windows, wooden doors, wooden structure beams and columns, in order to keep the true beauty of wood and the traces left by years to the maximum extent.

出于功能的需要,设计师使用了轻巧的工字钢加固建筑。钢槽原样呈现,不加以修饰,与原来的梁柱一道,呈现建筑的结构之美。建筑结构就像生物骨架,骨架结构不同,形态也就不同。设计师将结构作中国式节奏、韵律的抽象化营造,并以结构框景,布局观景台,尽揽周边景致。故室内虽无传统陈设装饰,但依旧能给人以东方诗意的氛围。

As required by the function of the building, the designer used lightweight I-beams to reinforce the building. The steel grooves are presented as they are, without decoration. These steel grooves, together with the original beams and columns, present the structural beauty of the building. Architectural structure is just like biological skeleton. Because of the difference of skeleton structure, the form of architecture is different. Designers use the abstract technique of Chinese rhythm and rhythm to camp the structure of the building, and use the structural frame scene to lay out the observation deck, so that the surrounding scenery can be fully viewed.

拆·以光之名Demolition ·Because of light

中国人以坐北朝南为正向,本质是对阳光的需求和太阳的崇拜。无锡传统民居在建造中亦是力求正向,但临河老屋受到水道走向限制,往往无法顾及建筑朝向。加之“河-屋-街”的肌理形态,使得建筑进深受到限制,空间只能向上生长。上宅下店的居住方式是清末民初,无锡民族工商业飞速发展下的产物。从帖服地平面的进深串联,转变为高度上的空间叠加,进一步加剧室内采光不足、空气不流通等问题。

In China, it always takes facing south as the positive direction, and the essence of this concept lies in the demand for sunshine and the worship of the sun. Traditional dwellings in Wuxi are also pursuing positive direction in building construction, but the old houses built along the river are limited by the waterway direction, so they cannot take into account the architectural orientation as they wish. In addition, its architecture presents the texture form of “river-house-street”, which is limited in depth, so the space of the building can only be extended upwards. The upper part of the building served as a residence, and the lower part served as a commercial store, which was a typical product of Wuxi’s national industry and commerce in the late Qing Dynasty and the early Republic of China. Since it is changed from the depth series of the ground plane to the spatial superposition of height, the problems of insufficient indoor lighting and air circulation in these buildings have become more and more serious.

南长街沿河历史建筑普遍采光不理想,喜茶门店亦未例外。改善层低采光差问题,惯常手法是拆墙开窗。安装整面玻璃在今日并非难事,然而这样必将破坏建筑原有形态。得益于无锡传统民居“蟹眼天井”的启发,设计师创造性地打通二三层靠窗楼板,阳光得以自上层空间洒入底层。四季光影朝暮变化,透过窗花洒入室内,构成独立时间景观。明亮柔和的漫反射,带着历史的韵味,让室内物件“活”过来。

The ancient buildings along the river in Nanchang Street generally have the defect of insufficient lighting,the same is true of HEYTEA store. Designers are used to tearing down walls and opening windows to improve the problem of low lighting difference. It is not difficult to use today’s technology to install the whole glass, but it will definitely destroy the original form of the building. Inspired by Wuxi’s traditional residence “Crab Eye Patio”, the designer creatively opened the second and third floors by the window, so that the sunlight can completely shine from the upper space of the building to its bottom. With the change of light and shadow in four seasons and dusk, light can shine into the room through window grilles, thus forming an independent time landscape. Bright and soft diffuse reflection with historical charm makes indoor objects “live”.

中通空间将上下三层串联起来,原本局限在楼层间对流的空气,亦因之得到更好的循环与流通。垂直的空间关系让动线随之向上延展。顾客步入空间之中,可以游目上下,正面观赏完整的外立面结构。横风窗借入外景,回字纹槅心重复、延伸,构成粗细、疏密、曲直等对比。屋顶灰瓦呈鱼鳞状层叠,椽子、檩条、梁架按照各自次序搭接排列,以真实的材料美和秩序美烘托着空间的朴实无华。

The empty space in the middle connects the upper and lower floors in series. This design makes the air between floors that is not convective realize convection. The vertical spatial relationship makes the dynamic lines presented by the building extend upward. When customers walk into such a space, they can see the interior space of the building at a glance from top to bottom.Meanwhile, they can also enjoy the complete facade structure of the whole building from the front. The crosswind window can bring the outdoor scene into the line of sight of the building, and the repetition and extension of the center of the back pattern constitute a sharp sense of contrast such as thickness, density and straightness. Grey tiles on the roof are stacked in fish scales, and rafters, purlins and beam frames are overlapped and arranged in their respective order, which sets off the unpretentious space with real material beauty and order beauty.

改·活化空间Change · Activate space

历史建筑是历史文脉的缩影,是由一个城市的社会变革、民俗风情、地理环境等诸多因素形成的,有岁月的沉淀、有文化的温度,这是新建筑无法比拟的。然而,对历史建筑的改造,不能只是还原与修缮,也要更新其过时的部分。比如将过时的功能转化为符合现代人需求的功能。比如将新的元素融入其中使之符合现代人的审美,拉近人与历史的距离。

As the epitome of historical context, historical buildings are composed of a city’s social changes, folk customs, geographical environment and many other factors. It contains the precipitation of years and the temperature of culture, which is not available in new buildings. However, the renovation of historical buildings can not simply restore and repair them, but what we need to do more is to update their outdated parts. For example, the outdated functions are transformed into functions that meet the needs of modern people, and new elements are integrated into them to make them conform to the aesthetics of modern people, thus narrowing the distance between modern people and history.

从建筑空间到家具组合,从整体布局到材料细节,新旧对话弥漫整个空间。设计师采用极具现代感的不锈钢、水磨石等材料,与原有的建筑材料形成对比。整体铺装选择能给人带来亲近感的材料,局部吊顶天花为规避线槽水管而设,水泥漆、艺术漆、白色不锈钢烤漆消融于空间之中,绿植点缀其间呈现自然的生命力。不同的材质、触感、气味,在同一场域中,实现跨越时空的交汇融合。

The contrast and combination of old and new permeates the whole space, which is embodied in architectural space, furniture combination, overall layout, material details and so on. Designers use modern stainless steel, terrazzo and other materials to make it contrast with the original building materials. On the overall pavement inside the building, designers adopt  those materials that can bring people a sense of closeness, and the design of local ceiling is to avoid trunking water pipes. Cement paint, art paint and white stainless steel paint gradually melt into the space, while green plants embellish it and show a natural vitality.

一层接待台效法现代酒店前台,楼梯靠墙而建,饮品制作归置于二层。水平空间以L形、Z字形为主要空间模块。起到半墙作用的护栏在边缘勾勒,透明的材质在强光下显现纯白色,为空间带来年轻感的潮流气息,同时形成轻盈的空间界定,与高低错落的台阶,削弱建筑的高度感和围合造成的封闭感。

The design of the reception desk on the first floor draws lessons from the embryonic form of the front desk of a modern hotel, with stairs built against the wall and a beverage making room on the second floor. Horizontal space is mainly composed of L-shaped and Z-shaped space modules.

The guardrail that plays the role of half wall is outlined at the edge of the building, and the transparent material appears pure white under strong light, which brings youthful trend to the space and forms a light sense of space. This design, together with the staggered steps, weakens the sense of height and closure caused by enclosure.

兴·以商哺文Business flourished. Feed culture with commerce

人与建筑间的关系并非一成不变,而是处于动态之中,具有时代性特征。历史建筑的真正价值在于文化真实性和社会选择性。南长街的历史可追溯到公元10世纪,这里曾是北宋开设的驿道,与水驿古运河并行。现在从一个传统居民生活区,变身成为文化创意产业特色街区,朝着集遗产旅游、休闲度假、文博艺术欣赏体验于一体的国际旅游地的方向发展,寻求以文兴商、以商哺文的格局尤为重要。

The relationship between people and architecture has been in a dynamic development, with the characteristics of the times. The real value of historical buildings lies in cultural authenticity and social selectivity. The history of Nanchang Street can be traced back to the 10th century AD. It was once a post road opened in Northern Song Dynasty, parallel to Ancient Canal. Now, it has changed from a traditional residential area to a characteristic block of cultural and creative industries, and is developing in the direction of an international tourist destination integrating heritage tourism, leisure vacation and cultural and artistic appreciation experience. Therefore, under this background, it is particularly important for it to seek the pattern of developing business with culture and feeding culture with business.

经过岁月洗礼的老建筑,总有零碎的片段能唤醒人们内心深处的情感共鸣。人于建筑内游走,对空间的直观感受,一来自梁架结构和围合界面,二来自家具组合。

There are always fragmentary fragments that can awaken people’s deep emotional resonance within old buildings through a long history. When people walk in the interior of a building, the strong intuitive feeling of its space comes from the beam frame structure and enclosed interface on the one hand, and the combined effect of furniture on the other hand.

一层长条椅设计灵感来源于古代餐盒提篮,使用水磨石等现代材料制作而成。设计师把拆除的楼板刻上品牌印记,水平于座椅灯带嵌入墙体,成为空间一道连接过去与现在的记忆之痕。二层中庭座椅灵感来自老街区的树池。人倚在横风窗前,极目可见千年运河水滔滔而来,欣赏随着河道蜿蜒连绵、高低起伏、重重叠叠的古宅群落风貌,体味隐秘在繁华深处的江南景象。

The design of a bench chair inside the building is inspired by the ancient lunch box basket, which is made of terrazzo, a modern stone. The designer engraved the brand mark on the demolished floor, and embedded the seat light belt horizontally into the wall, which became a memory mark connecting the past and the present together in the space. The design inspiration of the atrium seat on the second floor comes from the tree pool in the old street. When people lean against the crosswind window, they can see that the water of the Millennium Canal is surging, enjoy the style of the ancient house community with the winding and continuous river course, ups and downs, and experience the scene of Jiangnan hidden in the bustling depths.

结语Epilogue

人类在生活的土地上留下过各种足迹,有的早已泯灭,有的残败不堪,能完整保留下来的,大抵难能可贵。设计师在尊重历史原真性与建筑整体性的前提下,以现代手法对历史建筑进行修整和改造,利用建筑的地理位置和特色结构,把真正的江南情怀和格局呈现到人们面前,生动证明了只有植根于社会现实和当地传统的场景,才是真正有生命力与有吸引力的。

Among the various footprints left by many human beings in the land where they live, some have already disappeared, some are ruined, and few can be completely preserved. The historical buildings are renovated and transformed by modern methods on the premise of respecting historical authenticity and architectural integrity, and the real feelings and patterns of Jiangnan are presented to people by using the geographical location and characteristic structure of the buildings, vividly showing us the scenes with real vitality and attraction rooted in social reality and local tradition.

好的商业空间就是一个文化聚集地,承载着特定地域的历史和文明。喜茶特色门店遍布多个城市地标性历史街区,为当地文化与新型商业的有机融合探索不止。以新茶饮之名,发掘更加灿烂的文化风景,激发更加新锐的灵感思考。我们有理由相信,积跬步可以至千里。中华文明必将继续延绵、生生不息。
